Picking the right agent to work with is an essential factor to the success of your next real estate purchase or sale. With so many agents to choose from, the decision may seem daunting. Thankfully, there are a few simple things you can do to point yourself in the right direction.

 Hire a full time agent.

Buyers: Your home purchase should be the top priority, and you shouldn't have to work around the schedule of their other job. If the agent has to schedule around another job, new listings for homes that fit your criteria may go off the market before you have time to see them in person.

Sellers: Proper exposure of your property requires the full time attention of your agent. A well-priced home should sell quickly in today's market, but even well-priced homes won't sell if the listing agent isn't available to answer questions and respond to showing requests.

 Read reviews and ask for references.

Whether you're buying or selling, your agent should be able to direct you to past client reviews and/or connect you with past clients who can speak to the agent's expertise and level of service. If what you read or hear doesn't make you confident in the agent's abilities, keep looking!

 Don't choose an agent just because they agree with everything you say.

No matter how much experience or knowledge of the market you have, you're hiring an agent to represent you and provide professional advice, even if it isn't perfectly in line with what you think. While "the customer is always right" applies in many situations, there are circumstances where your agent should assert themselves as a professional and provide guidance that will bring you closer to your goal of buyer or selling a property.

 Don't blindly agree to work with a friend or family member.

Unless your friend or family member is an accomplished agent and an expert in the property type and area in which you're buying or selling a home, you should consider your options carefully and make sure you're making the best decision for you.

 Don't choose an agent just because they offer a discount.

Sellers: Lower commission may mean your transaction is a lesser priority for the agent, or that it will have less exposure. Make sure to confirm what services are included in the listing agreement and whether or not that changes based on the discount. Make sure you ask for details and think about why the agent is offering to give up part of their income.

 Look at the big picture.

One stat or one promise or one recommendation shouldn't make your decision for you. Just because the agent sold a lot of home or has a certain amount of experience or knows your brother doesn't mean they are the best choice for you particular purchase or sale.

Make sure to look at the details and dig a little deeper to make sure the agent is a good fit. Are they a local specialist or are they spread thin across a large area? Do they have time to dedicate to your deal or are they working too many clients to give your transaction the attention it requires? Is your agent part of a team with administrative support and management resources or are they an individual agent who has to balance everything on their own?
